The real estate company Defama reports an acquisition: they have signed a purchase contract for a local supplier with a rentable area of around 1,000 square meters near Magdeburg, according to the Berliners on Thursday. The purchase price is estimated at 1.1 million euros, which corresponds to 10 times the annual net rent. The building is rented to Netto on a long-term basis.
Defama was able to extend leases for other properties. In the past few weeks alone, the anchor rental contracts were extended by an average of 4 years in a number of properties, ”reports the company. New contracts were also signed for properties in Hamm and Löwenberg, which go hand in hand with increased space. Together with the expansion of space in a property in Lübbenau, 2.2 million euros are being invested, according to Defama.
The company expects additional rental income of EUR 0.25 million per year from the acquisition and the area expansion. “The annualized FFO rises to over 7 million euros or 1.60 euros per share. Including the contract extensions, annual rental income totaling a good 1.4 million euros is secured in the long term, ”says Defama.
