In Differdange, Okpkorn on the verge of being sold out

There are only two empty cells left in the shopping center inaugurated in 2017. While other sites see the curtains lowering, here three new stores have just opened.

In recent months, commercial life is far from being celebratory. And many brands are among the 988 bankruptcies already recorded since the beginning of the year. But at the Opkorn shopping center the mood is far from gloomy. It is true that on 27 cells managed by IKO Real Estate, there is only one pair left that does not yet have occupants. And again in a few weeks, each should have found a taker.

Crisis or not, the center has seen three new entrepreneurs settle in the heart of the 9,000 m2 available around the superstore Auchan. A fast-food restaurant that smells of chicken (Mesko), a women’s fashion brand (Eros) and a store dedicated to football and sportswear (Football Urban). On the IKO side, moreover, this last signature is particularly remarkable. ‚ÄúThis is an exclusive installation in Luxembourg for this French franchise. She had the choice of other sites, but it was the south of the country that attracted her first. ” A little Thumb that comes into play a month just before the arrival of Decathlon at the Royal Hamilius.

A third of the 560 companies surveyed by the Chamber of Commerce believe that their activity will fall further in the next six months. A pessimism in the economic environment which more specifically concerns the transport, trade and catering sectors.


What is the recipe for this attraction when the other behemoths opened in 2019 are struggling (Hamilius, Cloche d’or and Infinity)? At IKO Real Estate, we readily mention as the first ingredient “the local shops spirit” that reigns in the vast construction inaugurated in 2017.

Above all, and this reassures investors: Differdange and the Arboria district (on which the shopping center has grown) are booming. New constructions grow, the population will follow. The 700 or so new homes are sold, and families are gradually settling in. Soon the Aurea Tower will be completed, the Gravity Tower occupied, the new premises of the International School will complete the picture in the third largest municipality in the country. All in the midst of a rapidly developing South, and whose dynamics suggest that it will gain 20,000 new inhabitants by 2040.

Building on this momentum, the promoter of the Opkorn center has little fear for the coming months. “Even if the situation is inevitably uncertain, here we have strong assets.” Moreover, for the last two empty cells, there is already a knock on the door. Better yet, commercial leases are already negotiated. This is how, ideally before the party, if not at the beginning of the year, the retail space will be filled with the arrival of two brands.

It is a part of Devred (men’s fashion), and on the other hand Moa (accessories, leather goods, jewelry). “In this second case, it should also be noted that this is a shop which had closed following the first confinement, but whose parent company wanted to relaunch activity in Differdange.” When we tell you that there is potential here …
